Know what your contract says, before you sign it

Send us your Victorian contract of sale and Section 32. In a few minutes we email you a plain-English report: what the special conditions do, what could cost you money, and what to ask your conveyancer.

Free. No account needed. Victoria only. We are not lawyers or conveyancers, and this is not legal advice.

A contract is 60 pages. You get a few days to read it.

Most buyers sign without reading the whole thing. That is understandable — it is long, and it is written for lawyers. But the parts that cost people money are usually in the special conditions, near the back.

We read all of it and tell you what is in there, in words you already know.

What could cost you

Fees if settlement runs late. Costs the seller can pass to you. Deposit rules. Clauses that remove protections the standard contract gives you.

What the extra conditions do

Every contract has conditions added to the standard form. We list the ones that change your money, your deadlines or your rights, and explain each in one short paragraph.

What the seller must tell you

The Section 32 has to cover 12 things — title, rates, planning, permits, bushfire, owners corporation. We check each one and say what we could not find.

This is what you get

A real finding from a real Victorian contract. The address has been changed.

Asbestos in outdoor toilet disclosed High
The seller's statement says the outdoor toilet contains asbestos. The contract also says you cannot claim for defects, so this would be your responsibility.
Found in: Vendor's Statement, Material Facts Disclosure section, page 28
Standard protections deleted High
The contract deletes General Conditions 31.4, 31.5 and 31.6. These are the clauses that would let you hold back part of the purchase money at settlement over damage or defects.
Found in: Particulars of Sale, page 7

Every sentence we write is taken from your contract. Our software finds the exact wording in your PDF first. If it cannot find it, we delete it rather than send it to you.

How it works

1

Send us the contract

Upload one PDF with both parts in it — the contract of sale and the Section 32. Add your name and email.

2

We read it

We read every page, including scanned ones, and check it against the things Victorian law requires and the clauses that commonly cost buyers money.

3

You get an email

Usually within about five minutes. We also copy in a licensed conveyancer or property lawyer, with a short note written for them, so you can pick up the phone and talk.

Why it is free

We do not charge buyers. If you go ahead with the conveyancer we introduce you to, they may pay us a referral fee. That fee does not change what you pay them, and it does not change a single word of your report — the report is written before anyone is chosen.

You are free to use your own conveyancer or lawyer. We would rather you used someone than no one.

Please read this part

AI4Convey is not a law firm and not a conveyancer. Our report is general information, not legal advice, and it is put together by software with no human checking each one. It can miss things. Always have a licensed conveyancer or lawyer read your full contract before you sign or settle.
