Nothing. If you go ahead with the conveyancer we introduce you to, they may pay us a referral fee. That does not change what you pay them, and it does not change your report — the report is written before any conveyancer is chosen.

Usually about five minutes. A long contract with a lot of scanned pages can take longer, because we have to read the scans as well.

No. We are not a law firm and not a licensed conveyancer. The report tells you what is in your contract. It does not tell you whether to sign, whether a term is fair, or what to negotiate. Those are questions for a licensed professional, and every report ends by pointing you to one.

Victoria only. Contracts and disclosure rules differ in every state, and a tool that claims to handle all of them usually handles none of them well. We would rather do one state properly.

We use it to write your report, and we delete uploaded contracts after 30 days. Reading it involves AI services that may process the document outside Australia. That is what the consent box on the upload page is for — we would rather tell you plainly than bury it in a policy.

Because we cannot advise you and they can. They get the same report, plus a short section written for a professional listing the clauses worth raising. If you already have a conveyancer, use them — send them the report and ignore the introduction.

Every sentence in your report has to quote your contract, and our software checks that wording is really in your PDF before you see it. If it cannot find it, the finding is deleted. That stops us inventing things. It does not stop us missing things — no automatic check catches everything, which is why the report is a starting point for a conversation, not the end of one.

Yes. For units we look for the owners corporation certificate, the fees, and any special levy coming. For off-the-plan we look for the sunset date and whether settlement depends on the plan being registered.

For now, please combine them into one PDF before uploading. If the Section 32 is missing, we will tell you rather than send you a report full of gaps.

You can upload it, but the useful moment is before you sign, while things can still change.
